Best places to live in Lagos, judged on the things that actually matter

Short answer

The best area depends on your commute and budget, not prestige. Judge each option on nine criteria: rent, flood risk, water supply, power reliability, commute time, noise, security, internet availability, service charges and housing condition. Lekki and Ikoyi score on amenities and cost most; Yaba, Gbagada and Ikeja balance commute and price; Ikorodu and outer axes are cheapest with the longest journeys.

Generic 'best area' lists tell you where money lives, not where you will be comfortable. Score your shortlist on the same nine criteria and the answer usually becomes obvious.

The nine criteria

  • Rent, and total move-in cost including fees and service charge.
  • Flood risk at street level, not area level.
  • Water source, pressure and quality.
  • Public power hours, and the cost of backup.
  • Commute time both directions at the hour you travel.
  • Noise: generators, worship, bars, markets, traffic.
  • Security on the street and in the compound.
  • Internet: fibre or fixed wireless availability in the building.
  • Housing condition and age of the building's systems.

How the main axes compare

  • Ikoyi, Victoria Island, Lekki Phase 1: best amenities and internet, highest rent and service charges, real flood exposure at street level.
  • Ikate, Agungi, Osapa, Ajah: mid-range rent, growing amenities, the most variable flood and drainage picture.
  • Yaba, Surulere, Gbagada: strong value, good mainland access, older buildings and mixed drainage.
  • Ikeja, Ogba, Magodo: balanced power and commute, good for mainland workers, quieter residential pockets.
  • Ikorodu, Ayobo, Alagbado, Ibeju-Lekki fringes: lowest rent, longest commute, weakest infrastructure.

These are general patterns. Within every area the individual street and building decide your experience, which is why a condition check on the specific property matters more than the postcode.
