How much does it really cost to rent a house in Lagos in 2026?

Short answer

Annual rent in Lagos ranges from roughly ₦350,000 for a self-contain on the mainland to several million for a serviced flat on the Island. Your real move-in cost is usually 1.4 to 1.8 times the rent once agency fee, agreement fee, caution deposit, service charge, painting, moving and internet installation are added.

Rent in Lagos is quoted per year, and the advertised figure is only part of what leaves your account. Use the ranges below to sanity-check a quote, then use the calculator to work out your real move-in cost.

Typical annual rent by property type

  • Self-contain: roughly ₦350,000 to ₦1,200,000, depending on area and finish.
  • One bedroom (mini flat): roughly ₦600,000 to ₦2,500,000.
  • Two bedroom: roughly ₦900,000 to ₦5,000,000.
  • Three bedroom: roughly ₦1,500,000 to ₦9,000,000, higher when serviced.

Mainland versus Island

For the same property type, Island addresses such as Ikoyi, Victoria Island and prime Lekki commonly cost two to four times mainland equivalents in Yaba, Surulere, Ikeja or Gbagada. Serviced flats add a large service charge on top, often for power and security you would otherwise pay for yourself.

  • Cheaper, longer commute: Ikorodu, Alagbado, Ayobo, Sangotedo, Ibeju-Lekki fringes.
  • Mid-range with mixed commute: Yaba, Surulere, Gbagada, Ogba, Ikeja, Ajah.
  • Premium: Lekki Phase 1, Ikoyi, Victoria Island, parts of Oniru and Ikate.

The fees on top of rent

  • Agency fee — commonly 5% to 10% of annual rent.
  • Agreement or legal fee — commonly 5% to 10% of annual rent.
  • Caution or damage deposit — often one to two months' rent, refundable in principle.
  • Service charge — anything from ₦100,000 to several million a year in serviced blocks.
  • Inspection fee charged by some agents before a viewing, typically ₦2,000 to ₦20,000.

Where the cost can still change

A property that needs painting, plumbing repairs, a new pump or rewiring shifts real money onto you in the first month. Record condition before you pay, and use it either to get the work done by the landlord or to negotiate the rent.
