Short answer
Parts of Sangotedo flood after heavy rain. It is a fast-growing, low-lying area where many estates were developed on sand-filled wetland, and internal roads and drainage are frequently unfinished, so water pools on estate roads and in shallow-filled compounds.
Why risk varies so much here
Sangotedo is being built quickly, and quality of fill and drainage differs from one estate to the next. Two blocks on the same road can behave differently because one developer filled properly and the other did not.
What to check
- Is the estate road tarred, with drainage on both sides, and is it clear?
- How deep is the fill, and is the compound higher than the road?
- Are there standing pools anywhere in the compound on a dry day?
- Is there a functioning gate threshold or ramp holding water back?
- Does the estate have an active residents' association that maintains drainage?
