Is Yaba prone to flooding?

Part of Flood-prone areas in Lagos: what house hunters should check before renting

Short answer

Yaba's flood risk is street-specific. Higher, older residential streets drain reasonably, while lower streets towards Iwaya, Makoko fringes and areas around the rail corridor and markets hold water after heavy rain because drainage is old, narrow and often blocked.

What drives it

Yaba is dense and much of its drainage is decades old. Where drains are narrow, covered by structures or blocked with refuse, an hour of heavy rain is enough to put water on the road.

Check the specific street

  • Walk the drain line along the street and see where it leads.
  • Look for water marks on compound walls and shop fronts.
  • Ask traders nearby — they remember every flood on their road.
  • Check whether the ground floor sits above the road level.

Seeing cracks, damp or signs of old repairs?

Don't guess. A CribCheck-trained inspector can test what you cannot, and you get a reviewed report before you negotiate or pay.
