Why it floods
The Lekki peninsula is largely reclaimed wetland sitting between lagoon and ocean, only slightly above sea level. When intense rain coincides with high tide, water has nowhere to drain, so it stands. Continued building over natural drainage paths makes it worse each year.
Commonly affected
- Interior streets off Lekki-Epe Expressway in Ikate, Agungi and Osapa.
- Low points within Lekki Phase 1 during heavy rainfall.
- Newer developments built on sand-filled plots without completed drainage.
What to check before renting in Lekki
- How high the compound is filled relative to the road and neighbours.
- Whether the estate has completed drainage, and who maintains it.
- Water marks on gates, fences and ground-floor walls.
- Whether the ground floor has been raised or retiled.
- How long the street took to clear after the last major downpour.
Ground-floor flats carry the risk; upper floors carry the inconvenience of access. Price that difference into your decision.
