Lekki versus Ajah: which is better for renters?

Short answer

Lekki Phase 1 and Ikate cost considerably more but offer better roads, amenities, internet and estate management. Ajah costs less, with more space for the money, but drainage, estate roads and water quality are more variable and the commute to the Island is longer. Both carry real flood risk at street level.

Rent and space

For the same budget you typically get one more bedroom in Ajah than in Lekki Phase 1. Service charges are also usually lower, though so is the level of estate service.

Infrastructure

  • Roads and drainage: better maintained in Lekki Phase 1 and established estates; more variable in Ajah.
  • Water: boreholes in both, with more quality complaints in parts of Ajah.
  • Power: similar band, but serviced Lekki blocks offer more generator cover at a cost.
  • Internet: fibre more widely available in Lekki.

Commute and flooding

Ajah adds real time to an Island commute, and the Lekki-Epe corridor worsens in the rains. Flood exposure exists in both; it is decided by your street and how well your compound was filled.

The deciding question

Do you need the extra room and the lower rent more than you need the shorter commute and better estate management? Once that is settled, judge the specific property on condition.
