Sharing usually wins on monthly cost, because rent, service charge, diesel and internet are divided. A self-contain usually wins on move-in cost predictability and control, because you carry no one else's risk. Compare total annual cost per person, not rent.

Compare like for like

  • Annual rent share, plus fees, divided per person.
  • Service charge, diesel, electricity, water and internet per person.
  • Commute cost from each location, over a full year.
  • Move-in costs: painting, furniture, curtains, nets.

The costs that are not money

  • Privacy, and whether your work allows shared space.
  • Risk: a flatmate who stops paying leaves you exposed.
  • Flexibility: a shared room can end suddenly.
  • Guests, cooking and noise.
