Questions to ask the existing tenant or the neighbours

Short answer

Ask about water and power reliability, flooding, the landlord's response to repairs, service-charge increases, security incidents, noise at night, why they are leaving and whether their deposit was returned. Ask a neighbour the same questions to check the answers.

The twelve questions

  • How many hours of public power do you get on a normal day?
  • Does water run every day, and who pays to pump it?
  • Has the street or compound flooded, and how long did water stay?
  • How quickly does the landlord fix things, and who paid last time?
  • Has the service charge gone up, and were you shown a breakdown?
  • Have there been break-ins on this street in the last year?
  • How noisy is it at night and on Sundays?
  • Does the roof or any ceiling leak in heavy rain?
  • Is the meter shared, and how are bills divided?
  • Why are you leaving?
  • Was your deposit returned, and in full?
  • Would you rent here again?

Write the answers down on the day. Recorded observations belong in your findings alongside photographs, because the most useful facts about a home are often things you were told, not things you can see.
