How to read community checks, and why they differ from a professional inspection.

Community checks are observations recorded by ordinary visitors during a normal viewing. They are useful, but they are not a professional inspection and should be read with that in mind.

What this means in practice

  • A community check records what one person saw on one day. Conditions change, especially with rain and season.
  • No moisture meters, electrical testers or water testing are involved in the free walkthrough.
  • A good score does not certify a property. It means no visible problems were recorded in the checks that were completed.
  • Checks marked as not tested are excluded from the score, not counted as passes.
  • Cost figures are planning bands from typical Nigerian market ranges, not quotations.

When to book a professional

If a walkthrough flags damp, drainage, electrical or structural concerns, or if the property is a significant financial commitment, book a CribCheck professional inspection. That visit includes equipment-based testing and a report reviewed by an inspection manager. CribCheck does not guarantee the accuracy of observations submitted by users, and information on the platform should support rather than replace qualified professional advice.
