Using CribCheck

Inspector service terms

What a paid CribCheck inspection covers, what it needs from you, and its limits.

You book CribCheck, not an individual inspector. CribCheck assigns the professional who attends and remains responsible for the visit and the report.

What the visit covers

  • A room-by-room professional walkthrough of the spaces in your package.
  • Equipment-based checks such as damp readings, socket and circuit testing, water flow and drainage observation.
  • Photographic evidence and measurements of the spaces inspected.
  • A written professional report, reviewed by an inspection manager before release.

What it does not cover

  • Opening up walls, floors, ceilings or fixed finishes.
  • Areas that are locked, occupied, unsafe or inaccessible on the day.
  • Structural certification, valuation, title verification or legal advice.
  • Anything that develops after the date of the visit.

Access and safety

You are responsible for arranging access for the arrival window you selected, including the access contact details you gave us. Where our professional cannot safely enter or cannot reach parts of the property, the report will record that clearly. Our professionals may end a visit early if a site is unsafe or if they are threatened.

Reports

The report reflects the condition observed on the day, within the limits above. It is prepared for you and should not be relied on by another party without our written agreement.
